The Zero Down Program is an affordable housing initiative to assist first time homebuyers achieve the dream of homeownership.

The program provides assistance with the two often-needed components for most first-time homebuyers: the down payment and closing costs.

DOWN PAYMENT ASSISTANCE FACTS:

DOWN PAYMENT ASSISTANCE AMOUNT:

5%

OF THE PURCHASE PRICE OF THE HOME.

The down payment assistance is based on 5% of the total purchase price of the home (or the appraisal value, whichever is lesser).

 

ASSISTANCE BREAKDOWN:
This 5% amount breaks down as follows:

  • 3.5% FOR DOWN PAYMENT (this covers your down payment)

  • 1.5% FOR CLOSING COSTS (this covers some of your closing costs.

The down payment assistance for the Zero Down Program is a fully-amortizing 10 year second mortgage. The interest rate is 2% higher than the interest rate of the primary first  mortgage.  The primary first mortgage is a 30 year fixed-rate FHA mortgage.

 

You are responsible for making a monthly payment for both mortgages.

 

The assistance loan must always be repaid in full when the home is sold or refinanced, if the homeowner moves to another property, or the loan comes to term.  At no time is this loan forgiven.

TO QUALIFY FOR DOWN PAYMENT ASSISTANCE:

To be eligible for the ZERO DOWN Program, applicants must meet the following basic criteria. If you're not sure, call us so we can guide you!

FIRST-TIME HOMEBUYERS: This program has NO First-time Homebuyer requirement.  Experienced homebuyers can use this program!

EMPLOYMENT: At The Zero Down program has no employment restrictions, as long as the income meets the standard home loan approval criteria for a FHA home loan.

CREDIT:  All applicants must have a minimum middle credit score of 600 or higher and is subject to standard automated underwriting (AUS) approval. (660 for manual underwriting)

Each borrower must have a minimum of at least one credit score.

INCOME LIMITS: The Zero Down Program has NO income limits.  Non-Occupying Co-Borrowers are permitted.

DEBT-TO-INCOME (DTI) RATIO LIMITS: The Zero Down Program has a maximum DTI ratio limit up to 57% and is subject to Automated Underwriting (AUS) Approval for a standard FHA Home Loan.

Manually Underwritten approvals may be eligible.  For manually underwritten loans, the DTI ratio is limited to ≤  45% and requires a credit score of 660 or higher.

ELIGIBLE PROPERTIES:

  • Single Family Homes

  • Townhomes and Villas

  • Condos (condos must be eligible for FHA Condo Approval and must not be currently in litigation)

  • 2 Unit Multi-Family homes (3-4 unit properties are ineligible)

  • Manufactured Homes and Double-wide Mobile Homes built after 1993.

  • Georgia

  • Illinois

  • Kansas

  • Kentucky

  • Maine

  • Maryland

  • Massachusetts

 

 

  • Minnesota

  • Mississippi

  • Missouri

  • New Hampshire

  • New Jersey

  • North Carolina

  • Pennsylvania

  • Rhode Island

  • South Carolina

  • Tennessee

  • Texas

  • West Virginia

OCCUPANCY: This program is designed for owner-occupied homes only.  This program cannot be used to finance second/vacation homes, or investment properties.

LOAN APPROVAL: Applicants must qualify for a traditional FHA Home Loan program.

HOMEBUYER EDUCATION: At least one borrower must receive housing counseling from a HUD approved non-profit housing counseling agency.  This is free of charge.

NOTE: The Zero Down Program cannot be combined with other down payment assistance programs, and cannot be used with our Unconventional/ Non-traditional loan programs such as Bank Statement Loans, 1099 Income Programs, Profit & Loss Statement Loans, most Asset-based loan programs, Portfolio loans, etc.
