When it comes to big loans, our jumbo loan programs offer a wide range of flexible solutions to meet your needs. We understand that not every borrower fits the traditional mortgage "box", which is why we provide jumbo loans up to $3 million to cover a variety of scenarios, from self-employed individuals to high-net-worth borrowers with unconventional income sources.

 

WHAT IS A JUMBO LOAN?

Simply put, it's any residential loan that exceeds the conventional loan limit for a particular geographic area. This number can change each year, but in most areas of the country, this currently means any loan amount above $766,550. However, because jumbo loans are not backed by Fannie Mae or Freddie Mac, they can be more challenging to qualify for than conventional loans. Credit history and income qualification are held to more rigorous standards.

Jumbo Loan Programs

Private Client

Our Jumbo Classic Mortgage is our traditional Jumbo home loan program.  This loan offers the most competitive interest rates, compared with strict loan qualification standards.

 

WHO IS THE IDEAL CANDIDATE?

The ideal candidate for this program is an applicant with impeccable credit history, high credit scores, stable work history, strong financial reserves, and straight-forward income using tax personal returns (and business returns, if applicable).

PROS:

Competitive interest rates and terms.

 

 

 


CONS:

Rigorous qualification standards, limited flexibility. Full-doc qualification using tax returns. 700 minimum score needed to qualify

Private Client

Our Private Client Portfolio Program is our Portfolio home loan program.  This loan blends competitive interest rates, with flexible loan qualification standards.  

 

WHO IS THE IDEAL CANDIDATE?

This program is perfect for applicants who are close to qualifying for a Jumbo Classic Mortgage but require more flexibility compared to the strict jumbo standards. While we still require a strong credit history, stable financial background, consistent work history, and substantial financial reserves, we have a more flexible underwriting philosophy, allowing us to provide more opportunities for approval. This is a custom underwriting solution built around your unique needs.   

PROS:

Competitive interest rates and terms. Flexibility in approval standards, with exceptions offered for appropriate mitigating factors. We do not use credit scores to determine interest rate.

CONS:

Full-doc qualification using tax returns, and down payment.

Flex

Our FLEX Home Loan Program is Mortgage is our Non-Traditional Jumbo home loan program.  This loan offers less competitive interest rates, but has very flexible qualification standards.

 

WHO IS THE IDEAL CANDIDATE?

The ideal candidate for this program is an applicant who may have a challenge in their qualification profile, including items such as:

  • Non-traditional income scenario
    • Self-employed applicants
    • Applicants who live off of their liquid assets.  
  • Less-than-Perfect credit history
  • Recent derogatory credit events such as Foreclosure, Bankruptcy, Short Sale or Deed-in-Lieu-of Foreclosure

PROS:

Competitive interest rates and terms. We do not use credit scores to determine interest rate. Flexibility in approval standards, with exceptions offered for appropriate mitigating factors.

CONS:

Full-doc qualification using tax returns, and down payment.
